2025 HOA BOARD CANDIDATES

There were two nominations for the two open seats on the HOA Board. Please, click on their names to see their statements. The candidates are, in no particular order:

Voting will be open on January 5, 2025 and close at 7:30 pm on January 22, 2025, during the Annual Meeting. Note that the voting is electronic only via Election Buddy, so watch out for the email.

The annual lot owner's meeting will be held at A View at West Shores on Wednesday, January 22, 2025.  We will have a social hour, with a cash bar, from 6-7pm, and the meeting will run from 7-9 pm. The board will endeavor to make an audio and video feed  available by Zoom.  The link will be provided at a later time.

Your HOA Board would like to inform you that the voting for PROPOSITION 1: Amend covenants to restrict property rentals has been concluded on December 1, 2024 at 7:30 pm. The results can be viewed at the ElectionBuddy Web site using the following link:

  • ELECTIONS: 2025 HOA BOARD OF DIRECTORS

    During the period of December 1 - 22, 2024 nominate yourself for one of the two open seats on the HOA board of directors that will be up for election by submitting a candidate statement of interest to hoaboard@westshoreslake.com describing your background, skills and interest in serving our community by this deadline. Include a photo. Submissions will be consolidated and disseminated to lot owners the day after nominations close. Voting will open on January 5, 2025, and close during the Annual Meeting.

    If you wish to see what sort of statements are typically submitted, you can review those from prior elections in the Neighbors Only section of the website. The candidate statements of the nominees will be consolidated and emailed out to all residents and posted on the website shortly after the nomination deadline, and will include a photo if supplied by the nominee. Nominations can be accepted anytime, so please don't wait until the last minute to submit a nomination.

  • ONGOING VOTE: COVENANT CHANGE PROPOSITION - Limiting Property Rentals

This Proposition would amend our Covenants to limit property rentals. A covenant amendment requires approval by at least 75% of lot owners. Voting will commence until December 1, 2024 or until the results are conclusive (>25% of NO votes or at least 75% YES votes of all lot owners).

  • Passed: MINUTES OF 2023 ANNUAL MEETING

The lot owners are required to approve the minutes of their meeting last year.  Click here to see the minutes of the 2023 Annual Meeting, which was held on January 10, 2023. and reported on the HOA Board activities in the calendar year 2022. On August 23, 2023, the West Shores Golf Car / ATV / UTV covenant amendment has PASSED. The election ran from August 9 to August 23, 2023. A covenant amendment requires the approval of not less than 75% of all 291 residential lots in the subdivision, which is 219 lots.

The results of the voting was 223 yes (which is 77% of the 291 lots) and 52 no (which is 18% of the 291 lots). The votes in favor thus exceed the 75% required and the measure passed. There were a total of 275/291 (95%) of lot owners that cast a ballot in this election, and, among those that cast ballots, the voting was 223/275 (81%) yes.

Following the community approval, on October 3, 2023, the Douglas County Board passed an ordinance allowing golf cars on streets in West Shores. The ordinance is expressly subject to the limitations of Nebraska law, which allow golf cars to be driven between sunrise and sunset, at speed not exceeding 20 miles an hour. The operator of the golf car must have and carry a Class O operator’s license, for which you must be 17 years old. The owner of the golf car must have liability insurance of not less than $25,000 single person bodily injury, $50,000 two or more persons, and $25,000 property damage. The West Shores covenants state that golf cars “must be registered with the Association, carry liability insurance and must display an Association sticker and Lot number.” The operation of such vehicles on the SID's grass covered perimeter outlots and on the unpaved portions of traffic circles remains strictly prohibited.

Due to a quirk in Nebraska law, the Douglas County board does not believe it has authority to permit ATV’s and UTV’s on the streets of an SID, and so, despite community approval, operating ATV’s and UTV’s is not yet legal. We are seeking the assistance of our state senator to get this technicality resolved.
